Landlords: Have You Got Your EICR? From the 1st of June 2020, private landlords
became legally required to ensure all electrical appliances within their rental
properties had been tested by a competent professional before a new tenancy
begun on 1st of July 2020. Existing tenancies have until 1st
of April 2021. You must have these test carried out every 5 years in order to
obtain an Electrical
Installation Condition Report (EICR).

What Is Its Purpose? An EICR is the document issued following a thorough
inspection and test of electrical installations, and it is very important. Not
only is it a legal requirement, but a safety precaution. Over time, all
electrical installations and equipment will deteriorate, and an EICR will show
if any electrical circuits or equipment are broken.
It will also find any electric shock risks and fire hazards
in points where there is damaged or faulty wiring.
What Is Tested? Your electrician will test:
That your fuse board is safe and compliant with
electrical safety standards Everything is correctly earthed to prevent the risk of
a potentially fatal electric shock The wiring in your sockets, lights and switches are
correctly installed What If There Is An Issue? If your report highlights any issues with the condition of
your property’s electrical installations, you must act immediately in order to
keep your tenants and other residents safe. Work should be carried out quickly
and professionally by a qualified electrician to resolve the issue and bring
your property up to standard.
Written evidence should then be provided to prove your
property is now safe and has met requirements. You have 28 days to complete the
work.
Is There A Penalty? If you fail to comply with these regulations, you could face
a fine of up to £30,000, issued by your local Housing Authority.
